Deed filed: Fishery LLC buys 370 Park Avenue

The sale of 370 Park Ave. closed on Aug. 28. The Lee County Clerk reported that as of Aug. 28, the Miami-based Project Fishery LLC had purchased the property from Purple Cow 82 LLC of Winnetka, Illinois.

The amount listed under deed consideration was $2.3 million, according to a warranty deed filed by the clerk on Sept. 2, 2026.

The property has been vacant. It was the previous storefront for Wini Smart Studio, which moved across the street. A renovation plan for the building, on behalf of the previous owner, came in front of the Boca Grande Historic Preservation Board in March of 2025. It sits on the east side of the street, next to J.McLaughlin.

Project Fishery’s mailing address, according to the online Florida Sunbiz directory, is at 45 Broadway, Floor 27, New York. The authorized entity on the LLC page is Placida Point LLC, with authorized contacts as Andrey H. Penev and BGRCMAN LLC.
