Who’s the new property owner in town? Questions abound regarding proposed Park Avenue restaurant

empty_lotBY JACK SHORT – Representatives of the owners of two parcels of downtown land published a notice related to a proposed restaurant and parking lot in the February 28 edition of the Boca Beacon.


Since then, rumors may have gotten a little out of hand and the notice has generated no small amount of controversy.

The two parcels in question, 354 Park Ave. and 421 Palm Ave., are non-adjacent. A 2,940 square foot, two-story restaurant will be proposed for the former and a parking lot will be proposed for the latter. Because that parking lot would be considered off-street, according to the notice, a variance would be required before it could be approved.

According to a Lee County representative, no plan or proposal has yet been submitted to the county for either location.

The owner of 354 Park Ave. is listed in the county’s database as 354 Park Avenue, LLC, and the owner of 421 Palm is listed as 111 Damfiwill, LLC. Both corporations, among others on Sunbiz.org, give their registered agent as Kevin McLaughlin and list him and Barbara McLaughlin, both of New York, as title managers.

Lee County provided the name of the attorney representing the owners of both parcels, Steve Hartsell of Pavese Law Firm of Ft. Myers, who did not respond to repeated requests for comment.

Kevin Stockdale, co-owner of the Temptation Restaurant, located adjacent to 354 Park Ave., the site of the proposed restaurant, said most of what he’s heard so far has been hearsay, including what kind of restaurant will be built.

He said he is worried about how any new building will be integrated into existing facilities such as sewer; whether or not construction would affect the integrity of their building; and parking.

“There are definitely a lot of questions that need to be addressed,” he said.

He plans to attend the public meeting at the Woman’s Club room of the Boca Grande Community Center on March 10 at 4:30 p.m.
